Finish Schedule

Room-by-Room Interior Finish Schedule for Contractor Reference

Type C — Construction Guide · 5 spaces · Floor, wall, and ceiling finishes

Overview

This schedule defines interior finishes for all five spaces in the MediaVerse studio complex. Finishes are specified by room function: recording spaces use vinyl (for hybrid video/podcast use and rolling equipment), operator spaces use carpet (for seated comfort and quiet operation), and the buffer spine uses sealed utility-grade finishes.

Prerequisites: All acoustic partitions, float floors, ceiling systems, doors, and windows must be installed and signed off before interior finishing begins. Refer to Installation Sequence Phases 1–8.

Finish Schedule

Room Floor Walls Ceiling Ceiling Type Notes
VO Live B304 Vinyl on float floor Fabric-wrapped absorption panels (8) + bass traps (4) + motorized curtain Rockfon Sonar E 600×600 Full coverage, NRC 0.90 Vinyl for hybrid video/podcast use
Control Room B311 Carpet on float floor Mix: 2 first-reflection panels + 4 bass traps + 2 QRD rear + 50 mm absorption behind monitors Rockfon Sonar E 600×600 60% cloud coverage, NRC 0.90 Carpet for seated operator comfort
Video Studio B312-1 Vinyl on float floor 13 panels (50% absorption) + 2 QRD (20% diffusion) + 30% reflective Rockfon Sonar E 600×600 80% coverage, NRC 0.90 Vinyl for rolling equipment
Editing Suite B312-2 Carpet on float floor 4 panels REQUIRED [AC] + standard gypsum finish Armstrong Ultima+ 600×600 Full coverage, NRC 0.70 Carpet for quiet workstation environment
Buffer Spine Sealed vinyl or epoxy Painted gypsum (both faces) Standard gypsum or exposed N/A Utility corridor — no acoustic treatment
Editing Suite panels are mandatory: The 4 absorption panels in the Editing Suite are not decorative — without them, RT60 = 0.42 s which exceeds the 0.30 s target and FAILS commissioning. [AC] [HP]

Paint Specification

Finish Spec

Interior Paint

  • Type: Low-VOC latex paint
  • Finish: Eggshell on all gypsum surfaces
  • Application: 2 coats minimum over primer
  • Coverage: All exposed gypsum walls and ceilings (where not covered by acoustic panels or ceiling tiles)
  • Buffer spine: Both faces of corridor walls to be painted
VOC limit: Use paint meeting Green Seal GS-11 or equivalent (<50 g/L VOC). High-VOC paints off-gas volatile compounds that are problematic in sealed studio environments with low air-change rates.

Vinyl Specification

Finish Spec

Luxury Vinyl Tile (LVT)

  • Type: Commercial grade LVT
  • Minimum thickness: 2.5 mm
  • Installation: Glue-down (full-spread adhesive) to float floor plywood surface
  • Applicable rooms: VO Live B304, Video Studio B312-1
  • Buffer spine: Sealed vinyl or epoxy — contractor’s choice based on availability
Do NOT: Use click-lock floating LVT. The float floor already provides the decoupled layer — a second floating layer creates an unwanted resonant cavity and may rattle under foot traffic.

Carpet Specification

Finish Spec

Commercial Loop Pile Carpet

  • Type: Commercial loop pile (cut pile is acceptable as alternative)
  • Installation: Direct stick (full-spread adhesive) to float floor plywood surface
  • Applicable rooms: Control Room B311, Editing Suite B312-2
  • Underlay: None — the float floor resilient layer serves this function
Do NOT: Install carpet underlay or foam padding. The float floor already contains a resilient isolation layer — additional underlay creates a double-bounce effect and degrades the floor’s acoustic decoupling performance. [AC]

Color Palette

Owner Decision

Color Selection

All interior colors are to be selected by the owner from contractor-provided samples. [DEC]

  • General direction: Neutral tones throughout
  • Paint: Owner to select from contractor’s fan deck
  • Vinyl: Owner to select from supplier sample boards
  • Carpet: Owner to select from supplier sample cards
  • Ceiling tiles: White (standard manufacturer finish)
Lead time: Color selections must be finalized before Phase 10 (Acoustic Treatment & Commissioning) begins. Provide minimum 4 weeks for material procurement in Damascus.

Skirting & Base

Base Trim by Room Type

In all cases, the base trim must conceal the 25 mm perimeter gap between the float floor and the wall base. The trim is decorative only — the acoustic seal is provided by the sealant beneath.

Perimeter Detail

Critical Acoustic Detail

Float Floor Perimeter Gap

A 25 mm gap exists between the edge of the float floor and the wall base in all rooms. This gap is essential for acoustic decoupling — it prevents sound transmission through rigid contact between the floor and walls. [AC]

  • Gap width: 25 mm (consistent around entire perimeter)
  • Sealant: Tremco acoustic sealant (or equivalent non-hardening type), applied to fill the gap [AC]
  • Cover: Skirting / base trim installed over the sealed gap
Do NOT: Fill the perimeter gap with mortar, cement, expanding foam, or any rigid material. This creates a flanking path that bypasses the float floor isolation and can degrade room-to-room STC by 10+ dB. [AC]
Verification: After sealant application and before base trim installation, inspect the full perimeter for continuous sealant coverage with no rigid bridges. [HP]
