Overview

This document defines the construction sequence for the MediaVerse Studio Complex. The 10 phases must be executed in strict order — each phase has prerequisites that depend on the previous phase being complete and signed off. Six of the ten phases are acoustically critical [AC] and require hold-point inspections [HP] before proceeding.

Phase 1: Preparation & Demolition

Phase 01 of 10

Preparation & Demolition

Prerequisites: Approved construction drawings (B301–B308), site access, safety plan, demolition permit if required.

Steps

  1. Survey existing basement space — confirm slab-to-slab height is 340 cm
  2. Mark zone boundaries on slab: south wall 737 cm, north wall 860 cm, east wall 431 cm, NW diagonal 448 cm
  3. Locate and mark columns: COL_W at (369.1, 140.6) and COL_E at (762.1, 138.1)
  4. Remove any existing partitions, MEP services, or finishes within the zone
  5. Clean slab surface — remove debris, level any high spots exceeding 5mm
  6. Verify structural slab can support float floor dead load (approx 45 kg/m²)

QC Checklist

  • Slab-to-slab height confirmed at 340 cm (±5mm)
  • Zone perimeter dimensions match SSOT within ±25mm
  • Column positions confirmed within ±15mm of SSOT coordinates
  • Slab surface clean and level
Do NOT: Begin any framing or floor work before demolition is complete and slab is verified level.

Phase 2: MEP First Fix

Phase 02 of 10

MEP First Fix (Conduit, Duct Sleeves)

Prerequisites: Phase 1 complete. Approved MEP drawings. Conduit and sleeve materials on site.

Steps

  1. Install sub-panel location: 240V/50Hz, 32A main breaker, TN-S earthing, star topology
  2. Route conduit runs for 4 AV circuits: AV-01 (Control, 16A/480W), AV-02 (VO Live, 16A/385W), AV-03 (Studio, 16A/1160W), AV-04 (Editing, 16A/1950W)
  3. Install duct sleeves through future wall positions — oversized by 25mm all around for acoustic isolation
  4. Install floor boxes at workstation positions: Editing at 68 cm, 248 cm, and 428 cm from east wall
  5. Route Cat6A S/FTP data conduit (25mm EMT) — maintain 300 mm separation from power runs
  6. Install green screen power outlet conduit at 265 cm AFF on Studio east wall [AC]
Hold Point HP-2.1: Verify all conduit penetrations are oversized for acoustic sealing. Do not proceed to Phase 3 until MEP first fix is inspected. [HP]

QC Checklist

  • All conduit runs installed per drawing
  • Duct sleeves oversized by 25mm minimum
  • Power/data separation ≥300 mm maintained
  • Green screen outlet at exactly 265 cm AFF
  • Floor box positions match SSOT workstation coordinates
Do NOT: Pour float floor before MEP first fix is complete. Any under-slab conduit must be in place now.

Phase 3: Float Floor Construction [AC]

Phase 03 of 10 — Acoustically Critical

Float Floor Construction

Prerequisites: Phase 2 complete and signed off. Sylomer SR28 pads, 2×18mm T&G plywood, and backing rod + Tremco sealant on site.

Steps

  1. Lay Sylomer SR28 isolation pads on clean slab — grid pattern per manufacturer spec, minimum 25% coverage
  2. Install first layer of 18 mm T&G plywood over Sylomer pads — stagger joints
  3. Install second layer of 18 mm T&G plywood perpendicular to first layer — glue and screw
  4. Maintain 25 mm perimeter gap around ALL edges [AC]
  5. Do NOT allow float floor to touch any wall, column, or fixed structure
  6. Install backing rod into 25 mm perimeter gap
  7. Apply Tremco acoustic sealant over backing rod [AC]
Hold Point HP-3.1: Verify 25 mm perimeter gap exists continuously around entire floor perimeter before sealant application. Gap must not be bridged at any point. [HP]
Hold Point HP-3.2: Verify float floor total buildup is 15 cm (±2mm). Resulting ceiling AFF must be 275 cm. [HP]

Column Isolation

At COL_W (60×50 cm) and COL_E (60×55 cm): float floor must maintain 10 mm air gap from column faces on all sides. Use backing rod + Tremco to seal gap. [AC]

QC Checklist

  • Sylomer pads correctly placed, no gaps in grid
  • Two layers of 18 mm plywood installed, joints staggered
  • 25 mm perimeter gap continuous — no bridging anywhere
  • Column air gaps maintained at both COL_W and COL_E
  • Backing rod + Tremco sealant applied to all gaps
  • Floor level within ±2 mm across zone
  • Total buildup = 15 cm, ceiling AFF = 275 cm
Do NOT: Allow any rigid connection between float floor and structure. Do NOT bridge the perimeter gap with screws, adhesive, or debris. Do NOT start wall framing until floor is complete and level.

Phase 4: Wall Framing & Decoupling [AC]

Phase 04 of 10 — Acoustically Critical

Prerequisites: Phase 3 complete (float floor level and sealed). All wall materials on site. RSIC-1 and RSIC-V clips available.

Steps

  1. Install floor tracks on float floor — use acoustic isolation strip under all tracks
  2. Frame buffer spine (W5) first: west face at X=213.6 cm, east face at X=228.6 cm [AC]
  3. Frame perimeter walls W1–W4 with RSIC clips where specified
  4. Frame interior partitions W6 (VO/Control) and W7 (Studio/Editing)
  5. At COL_W: maintain 10 mm air gap between all framing and column faces [AC]
  6. Verify Control Room south wall width = 207 cm (NOT 210) [AC]
  7. Verify Studio width = 490 cm (NOT 498 or 500) [AC]
Hold Point HP-4.1: Verify buffer spine position: west face X=213.6 cm, east face X=228.6 cm (±5mm). [HP]
Hold Point HP-4.2: Verify COL_W air gap is 10 mm on all faces — no framing touching column. [HP]

QC Checklist

  • All wall positions match SSOT dimensions
  • Buffer spine at correct X coordinates
  • RSIC clips installed per manufacturer spec on W1, W2
  • Isolation strip under all floor tracks
  • COL_W 10 mm air gap confirmed
  • Control south = 207 cm, Studio width = 490 cm
  • All studs plumb and level
Do NOT: Allow any stud to directly contact concrete structure without RSIC or isolation. Do NOT bridge the column air gap. Do NOT proceed to insulation until framing is inspected.

Phase 5: Cavity Insulation & Green Glue [AC]

Phase 05 of 10 — Acoustically Critical

Cavity Insulation & Green Glue Application

Prerequisites: Phase 4 complete (all framing inspected). Rockwool, Green Glue, and gypsum on site.

Steps

  1. Install Rockwool insulation in all wall cavities — friction fit, no gaps, no compression
  2. W1: 50 mm Rockwool in RSIC cavity
  3. W3: 70 mm Rockwool between studs
  4. W4: 100 mm Rockwool between studs
  5. W5 (buffer spine): 100 mm Rockwool between studs
  6. W7 (Studio/Editing): 70 mm RW70 between studs
  7. Apply Green Glue between gypsum layers on W3, W4, W5, W6, and W7 — 2 tubes per 1200×2400 sheet [AC]
  8. Install first layer of gypsum on all walls
  9. Apply Green Glue to first layer, install second layer
  10. Tape and finish all joints

QC Checklist

  • All cavities fully insulated — no gaps visible
  • Green Glue applied at correct coverage (2 tubes/sheet)
  • Gypsum layers installed with staggered joints
  • All joints taped and finished
Do NOT: Compress insulation batts to fit. Do NOT leave any cavity partially filled. Do NOT skip Green Glue on specified walls — it provides 3–6 dB additional STC.

Phase 6: HVAC Rough-In & Above-Ceiling [AC]

Steps

  1. Mount IDU-04, IDU-03, IDU-05 on north wall at specified positions
  2. Install silencer Run A (1500 mm) in VO Live ceiling plenum [AC]
  3. Install trunk Run B (1000 mm) routing through buffer spine [AC]
  4. Install wye fitting at buffer spine — split trunk B into B1 (Control) and B2 (Editing)
  5. Install branch silencer B1 (500 mm) to Control Room
  6. Install branch silencer B2 (300 mm) to Editing Suite
  7. Install silencer Run C (1000 mm) in Studio ceiling plenum
  8. Use flex connectors at all IDU-to-duct and duct-to-silencer connections [AC]
  9. Install 8 fresh air terminals (2 per room) in ceiling plenum
  10. Seal all duct penetrations through walls with acoustic sealant

  • All 5 silencer runs installed (A, B, B1, B2, C) — lengths verified
  • Flex connectors at all mechanical joints
  • 8 fresh air terminals installed (2 per room)
  • All duct penetrations sealed
  • No rigid duct-to-structure connections
Do NOT: Use rigid connections between ductwork and structure. Do NOT route ducts through walls without acoustic sealing. Do NOT combine or omit any of the 5 silencer runs.

Phase 7: Plenum Barriers & Ceiling Systems [AC]

Steps

  1. Install plenum barriers above all inter-room walls to prevent sound flanking through ceiling void
  2. Extend wall framing to underside of structural slab where plenum barriers are required
  3. Install ceiling grid at 275 cm AFF in all rooms [AC]
  4. Install ceiling tiles per room schedule above
  5. Verify ceiling plenum depth = 50 cm (slab-to-slab 340 − ceiling 275 − floor 15 = 50 cm)

QC Checklist

  • Ceiling height = 275 cm AFF in all rooms
  • Plenum barriers continuous above all partitions
  • Correct ceiling tile type installed per room
  • Ceiling grid level and square
  • Plenum depth = 50 cm
Do NOT: Leave gaps in plenum barriers. Do NOT install ceiling before HVAC is complete. Do NOT use wrong tile type (Editing uses Armstrong Ultima+, NOT Rockfon).

Phase 8: Doors, Windows & Seals [AC]

Steps

  1. Install door frames with acoustic seals on all 4 edges (head, jambs, threshold)
  2. Hang acoustic doors — verify STC rating labels match schedule
  3. Install automatic door bottoms (drop seals) on all 4 doors [AC]
  4. Install observation window OW-1 with 5° tilt, triple-pane glazing [AC]
  5. Seal all door frame and window frame perimeters with acoustic sealant
  6. Test all doors for proper closure and seal compression

  • All perimeter joints sealed
  • No daylight visible around any door or window
Do NOT: Install standard (non-acoustic) doors. Do NOT skip the drop seal on any door. Do NOT install window OW-1 without the 5° tilt — parallel panes cause resonance.

Phase 9: Electrical Finishing & Data

Prerequisites: Phase 8 complete (doors and windows installed). Outlets, switches, patch panels, and data cable on site.

  1. Install all outlets at 45 cm AFF (standard height)
  2. Install green screen outlet ST-GS at 265 cm AFF on Studio east wall [AC]
  3. Install Cat6A S/FTP data cabling — TIA-568B termination
  4. Maintain 300 mm separation between power and data runs
  5. Install patch panels and label all runs
  6. Seal all electrical penetrations through acoustic walls with fire-rated acoustic sealant
  7. Install Editing workstation power at positions: 68 cm, 248 cm, 428 cm from east wall

Phase 10: Acoustic Treatment & Commissioning [AC]

Prerequisites: Phases 1–9 complete. All acoustic panels, bass traps, QRD diffusers, and test equipment on site.

Steps

  1. Install bass traps in VO Live (4 corners, floor-to-ceiling, 150 mm Rockwool RWA45)
  2. Install bass traps in Control Room (4 corners)

  4. Install QRD diffusers: Control (2 rear wall), Studio (2 south wall)
  5. Install motorized curtain in VO Live — 450g/m² velour, ceiling C-rail
  6. Install Genelec 8030C monitors in Control Room at ±30°, listening position at 1.54 m from front wall (68% depth)

Hold Point HP-10.1: NC measurements must pass before room is accepted. VO Live NC-12 requires IDU-04 at minimum fan speed. [HP]
Hold Point HP-10.2: RT60 measurements must match SSOT targets within ±10%. [HP]
Hold Point HP-10.3: Editing Suite RT60 must be verified WITH 4 panels installed. Without panels RT60 = 0.42s which FAILS. [HP]

  • RT60 within ±10% of SSOT targets
  • STC field tests within expected range (3–7 dB below lab)
  • HVAC crosstalk acceptable
  • Motorized curtain operational (live/dead modes)
Completion: When all hold points are signed off, the facility is ready for equipment installation and operational handover.
Do NOT: Accept NC measurements with HVAC off. Do NOT defer Editing panels — they are required for RT60 compliance. Do NOT skip the crosstalk test between Control and Editing.
